India’s Listed Realty Firms Sell Nearly ₹53,000 Crore in Q1; Prestige Estates Leads.

India’s 28 listed real estate companies collectively sold properties worth nearly ₹53,000 crore in the April-June quarter of FY26, with Bengaluru-based Prestige Estates Projects Ltd recording the highest pre-sales of ₹12,126 crore, according to regulatory filings.

DLF Ltd, the country’s largest realty firm by market capitalisation, followed with pre-sales of ₹11,425 crore, largely driven by the Gurugram luxury housing market. Mumbai-based Godrej Properties clocked ₹7,082 crore, Lodha Developers ₹4,450 crore, and Delhi-NCR’s Signature Global ₹2,640 crore. These top five developers together accounted for 71% of total pre-sales among the 28 listed firms.

The surge in sales bookings largely came from residential properties, as homebuyers increasingly prefer established developers in a post-pandemic market.

Other notable performers included Sobha Ltd (₹2,079 crore), Omaxe Ltd (₹2,001 crore), Oberoi Realty Ltd (₹1,639 crore), Kalpataru Ltd (₹1,249 crore), Puravankara Ltd (₹1,124 crore), and Brigade Enterprises Ltd (₹1,118 crore). Keystone Realtors, under the Rustomjee brand, recorded ₹1,068 crore in pre-sales.

Several firms reported pre-sales below ₹1,000 crore: Sunteck Realty (₹657 crore), Kolte-Patil Developers (₹616 crore), Mahindra Lifespace (₹449 crore), Shriram Properties (₹441 crore), Ashiana Housing (₹431 crore), Aditya Birla Real Estate (₹423 crore), Raymond Realty (₹306 crore), TARC Ltd (₹225 crore), Eldeco Housing & Industries (₹221 crore), Max Estates (₹220 crore), Embassy Developments (₹198 crore), Arvind Smartspaces (₹175 crore), and smaller developers ranging from ₹81–150 crore.

Some listed companies have not disclosed their sales bookings, which remain a key metric for evaluating performance. Revenue recognition typically follows project completion, meaning pre-sales figures may take time to reflect in revenues.

For context, in FY25, India’s 26 major listed realty firms sold properties worth ₹1.62 lakh crore, with Godrej Properties topping the chart at nearly ₹30,000 crore in sales bookings.
